How do you set up a good solid foundation for your real estate listing business?
After 30 years of being in real estate and in business, I have seen many really smart and hard-working people quit after a few years of being in real estate. They do not reach the riches that they desire. They get into real estate with no understanding of how real estate works.
They get into real estate with no understanding of the real estate market condition. They do not understand the real estate market cycle. If the market is booming, declining or straight-lining. What has been the trend for the past five years?
Newbies get into real estate and say “I want to do real estate loans” or “I want to do real estate sales.” They do not ask themselves question like “What would be a good strategy for their real estate success?”
For the first thirteen years of my real estate career, I worked for two really smart sophisticated real estate investors. They were both self-made multi-millionaires.
I learned so many things from them. They taught me how to gauge the real estate market for success.
Lazy Real Estate Agent – Real Estate Listings
After 13 years of working with my millionaire real estate investor bosses, I started my own real estate business.
In a casual conversation with one of my bosses, I mentioned to him that I was going to get into real estate sales. He responded by saying, “Eddie if you are going to get into real estate sales, only work with listings – sellers. Do NOT work with buyers”.
At the time, I did not understand but I followed my real estate mentor’s advice. My original intention when I started my real estate business was to work with everyone, buyers, listings, loans, business, leases… I just wanted to make money.
I changed the foundation of my business strategy and focused all of my efforts to work with real estate listings.
I am glad that I listened to my mentor. I later learned that it is easier to be a listing agent. I am guaranteed a commission once I get a listing. Buyers agent run around to get my listings sold for me.
I was the lazy real estate agent. I would get a real estate listing and I would put it up on the MLS, my work was done. Real Estate agents start showing the house to their buyers. Within a few days, I had twenty offers to present to my real estate listing clients.
I would do a few tricks to get the property sold for the maximum amount of money in the shortest amount of time. I would do one counter to all the buyers agent. The counter was to send in their best and final offer. I would put in a few of the seller’s contingencies like increasing the deposit amount, removing all the contingencies after 5 days.
