Hi, this is Joe Top Producing Listing Agent.  I work for ABC Real Estate Company, the top real estate listing company in your city or neighborhood.

I am doing a quick real estate listing survey of all the expired listings in the area today to determine why the properties did not sell.  Real quick, would you please help me with a few simple questions? I will share the results with you so you can make an educated decision.

  1.       Is your property for sale at the present time?
  2.       What are your thoughts your property did not sell?
  3.       How did you choose the company you listed with?
  4.       What did they do that you liked the best?
  5.       What did you dislike about what they did?
  6.       What do you feel they should have done?
  7.       What do you expect from the next company that you list with?
  8.       Why are you moving?
  9.       Where are you moving to?
  10.   How did you determine the price?
  11.   When do you have to be in your new home?
  12.   Did the last agent have a precise marketing plan to get homes sold in this real estate market?
  13.   What is important about moving in the next 6/12/18/24 months.
  14.   Ultimately, what will all of this do for you?

Can I arrange an appointment for us to meet for about ½ hour or less?  We will discuss on ideas on getting your price sold for the highest price with the best terms and conditions.

When would be the best time for us to meet?  I will also give you a copy of my ultimate marketing that consistently brings in over the listing price.  What is the best time for you today or would tomorrow evening. Determine the best time with the sellers.
